Qualification criteria for rental approval includes:
1. Income in excess of two times the rental amount(net income, per non-related tenant) plus any utilities. If landlord is related, please add a previous landlord that is not related for rental verification.
2. Credit score of 550 or more (No Evictions/FED's associated with previous rental history).
3. Completed employment verification and current landlord verification. These forms must be filled out by employer and current landlord(not related).This is third party verified, not filled out by applicant. Occupancy standards are no more than two/persons/bedroom.
4. Personal references and/or credit references in addition to credit report.
5. Some units are in the HUD Home program and have income restrictions to qualify. Income limits can be viewed on the attached HUD HOME income form.(Upper left side of screen)
6. Low income rental application has to be downloaded and printed out, then delivered to our office at 310 N. Center St.; drop box is just to the right of unit 5, or mailed to Marsh Properties PO Box 1213 Casper, WY 82602. You may also use a PDF converter to fill out online before printing.

Once all three forms have been received by us, the application will beprocessedand we will follow-up with you promptly. We will not process your application until ALL forms are received. Applications are considered incomplete and will not be processed until ALL necessary employment and landlord verification forms and the application have been received

Don’t get desperate or impatient when apartment hunting. That’s
how red flags get missed.
Be
very cautious of property managers or rental agents who…
come
up with a reason or excuse for why they are not able to meet you in
person
refuse
to give you a phone number or speak with you over the phone
ask
you to make a payment upfront, and in return, they will mail you the keys
ask
you to send money to a location that is not in the local area of the
rental property
ask
you to make a payment to an account that is outside the United States
Be
very cautious if the property seems “too good to be true” – it probably
is. The following should be a red flag for fake listings:
an
unrealistically low price for the monthly rent
little
or no security deposit
accepts
pets, short-term leases, or is furnished for no additional fee
requires
no tenant screening, credit check, background check, or application
Be
wary if the rental ad contains numerous typos and/or grammatical errors.
Always
physically see the property and/or meet the landlord or someone at the
management company before sending any money.
Always
speak to the landlord before applying and paying the rental application
fee.
Never
(ever) wire transfer money. This is a sure sign that you’re
encountering a scam. Wired money cannot be retrieved, just like cash.
